Your premises are likely to be built or divided into separate compartments. Whether this is offices, storage rooms, server rooms, call centres, or a combination of these. Should a fire break out, each of these compartments within your building is designed to contain the fire in that area. Furthermore, these compartments slow the spread of the fire, providing staff with extra time to vacate the building. This is called passive fire protection and is achieved through the use of special fire retardant products and materials.

Passive fire protection is the process of protecting your business from the risk and spread of fire by ensuring your premises compartmentation is fully fireproof using intumescent materials.

Passive fire protection, void in compartmentationIssues occur when there are holes in the fabric of the building compartments, resulting in that area being compromised. Therefore it is no longer effective at slowing the spread of a fire. These holes may be due to cabling or pipework being laid. There may be gaps above a false ceiling, voids in riser cupboards, or where the floor meets the wall, or even damage to a wall due to building work.

Building regulations

The Building Regulations 2010 Fire Safety (document B) includes details on the fire prevention and warning and escape methods required in commercial buildings which must be adhered to. Regulation 7 (materials and workmanship) states that: ‘Building work shall be carried out with adequate and proper materials which are appropriate for the circumstances in which they are used, are adequately mixed or prepared, and are applied, used or fixed so as adequately to perform the functions for which they are designed and in a workmanlike manner.’

Passive fire protection

Any holes in your compartmentation need to be plugged and the area made fireproof by using the relevant intumescent product for the requirement. Fireproofing is achieved by using a range of different methods, which include intumescent pipe collars, intumescent socket box inserts; putties; sealants; sprays and foam. Acoustic intumescent sealant is available where noise between compartmentations needs to be minimal e.g. in a hotel.

Pipe collars, sleeves and wraps work by providing a protective barrier to stop smoke from a fire spreading through rooms or floors. Intumescent paint can also be applied to certain areas, which again provides a protective layer in the event of a fire.

Fire doors fitted with fire and smoke seals, also provide passive fire protection, by hindering the spread of smoke and fire. Fully fitted fire doors can reduce the spread of fire by up to 30 minutes.

Peace of mind

If you have recently had a fire risk assessment undertaken, it’s likely that this will have highlighted holes within your existing fire compartmentation. These will need to be addressed.
